Why Miami Homes Get Mold, Algae and Green Siding

It isn’t dirt, and it isn’t neglect. It’s alive.

Miami’s rainy season runs May through October, and for most of it the dew point sits in the low-to-mid 70s. That number matters more than the temperature, and almost nobody outside the trade knows to look at it. Dew point measures how much water the air is actually carrying. Above 70, the air stops accepting moisture out of carpet, grout, mattresses, or ductwork, because it is already close to saturated. Material that dries in four hours in a dry climate stays damp here for a day or more. Damp is where mold, mildew, and odor-causing bacteria live. This is the single reason a carpet that was extracted perfectly but dried carelessly develops a sour smell in Miami within about forty-eight hours and would never do it in Denver. It is also why every honest conversation about cleaning in this city is really a conversation about drying. The extraction is the easy half.

The second factor is salt, and it is the one homeowners consistently miss. Biscayne Bay is never far from any Miami address, and the prevailing easterly flow carries salt aerosol inland across Brickell, Edgewater, the Upper East Side, and Coconut Grove every single day. Salt is hygroscopic — it actively pulls moisture out of the air and holds it against whatever surface it settled on. A sofa in a Brickell condo with the balcony door open half the year is absorbing salt continuously, and that salt holds humidity in the fabric long after the door closes and the air conditioning comes on. The fabric never fully dries because the salt will not let it. This is why upholstery in bayfront buildings fails on a schedule that inland furniture simply does not follow, and why rinse chemistry on an Edgewater sofa has to be more aggressive than the same sofa in Shenandoah.

The third is sand, and it is mechanical rather than chemical. Miami sand is quartz, and under magnification quartz has edges. It does not sit on top of carpet pile the way household dust does. It works down through the pile to the base of the fiber, and then it acts like sandpaper every time somebody walks across it, cutting the fiber where it attaches to the backing. By the time a traffic lane is visible from standing height, that abrasion has been accumulating for a year or more. This is why Miami carpets wear through lanes years earlier than identical carpet in Atlanta, and it is why vacuuming does not fix it. A vacuum cannot generate the lift to pull sand out of the base of the pile. That is physics, not effort. Only hot water extraction with real vacuum lift removes it, which is also why hose length matters so much in the towers.

The tap water compounds all three. Miami-Dade Water and Sewer draws from the Biscayne Aquifer, a shallow, highly permeable limestone formation sitting directly beneath Miami and merging with the floor of Biscayne Bay. Water percolating down through limestone dissolves calcium and magnesium along the way, which is why Miami water is hard and why it leaves scale on every surface it dries on. Hard water also binds with soap to form scum rather than lather. That is the actual mechanism behind the most common self-inflicted carpet problem in this city: consumer carpet shampoo leaves a mineral-bound residue that attracts soil faster than the carpet attracted it before it was cleaned. The carpet gets dirty again in weeks and the owner concludes the carpet is worn out. It is not worn out. It is coated. Rinse chemistry has to account for the water, not just the fiber.

Then there is the housing stock, which is really three stocks that fail in three different ways. The 1920s–1940s inventory in Morningside, The Roads, Shenandoah, Silver Bluff, and older Coconut Grove has original oak, Dade County pine, and terrazzo, sitting under a mature oak canopy that drops tannin-bearing leaf litter continuously. Tannin sets permanently if it is left through a rainy season, and it does not come out afterward. These properties need pH-neutral chemistry and tight moisture control, because original finishes do not tolerate what modern nylon shrugs off. The 1950s–1970s inventory across Little Havana, Allapattah, and Coral Way is terrazzo and original sheet-metal ductwork, much of which has never been opened in fifty years of running an air conditioner nine months a year. The biological load in those systems is substantial and it is being aerosolized into the living space on every cycle.

The 2005-and-newer towers in Brickell, Downtown, and Edgewater bring the opposite set of problems: floor-to-ceiling glass, engineered wood that moves with seasonal humidity, marble as a standard bath finish rather than an upgrade, and drapery running fifteen to twenty feet that physically cannot come down without a lift. These buildings also have tighter envelopes and less natural air exchange, and most of them have been under continuous renovation since the day they topped out, which means construction dust in the ductwork of a building that is nominally new.

Knowing which of the three you are standing in determines the chemistry, the equipment, and the schedule. It is the first thing our technician establishes on arrival, before anything gets unpacked. It is also the single biggest reason a national franchise running one identical process on every address in America underperforms in this city — not because their people are bad, but because Miami is three markets wearing one ZIP code list.
One more factor belongs here because it shapes the work more than any of the physical ones: Miami is a city of renters. Only 30.8 percent of the city’s roughly 194,800 occupied housing units are owner-occupied, against 52.2 percent across Miami-Dade County as a whole. Nearly seven in ten Miami households live in a unit somebody else owns. That means the person deciding when the carpet gets cleaned is frequently not the person walking on it — it is a property manager, an association, or a short-term rental operator running a unit that turns fifteen times a month. Those buyers do not schedule maintenance the way a homeowner does. They schedule around vacancy, and vacancy is measured in hours. A Brickell unit between a Sunday checkout and a Monday check-in is a six-hour window in a building that restricts vendor access to weekday business hours, and solving that is a logistics problem before it is a cleaning problem. It is why our scheduling is built around building rules and turnover clocks rather than around a route that looks efficient on a map.

Why blasting it off doesn’t work

All three are living things. High pressure knocks the top layer off and leaves the root, so it grows back — and on the way it forces water behind vinyl siding and strips protective granules off shingles. Soft washing uses low pressure and a solution that kills the growth at the root. It cleans deeper, it lasts, and it doesn’t wreck the surface underneath.
